Pre-tenancy cleaning in Sutton

A pre-tenancy clean is the same specification as a move-out clean, run before you move in rather than after someone moves out. In Sutton it is usually booked when a landlord has handed over keys to a property that was “professionally cleaned” and plainly was not.

Price

Same fixed prices as an end of tenancy clean: studio £156, one bedroom £207, two bedrooms £243. The work is identical, so the price is too.

Property Fixed price
Studio flat £156
One bedroom £207
Two bedrooms £243
Three bedrooms £339
Four bedrooms £425

Why before the furniture

An empty property cleans properly: inside the wardrobes, behind where the sofa will live, the floor edges that never get reached again. Once a van load arrives, half of that surface disappears for years.

Timing

We can usually fit a pre-tenancy clean between key handover and the removal van, including next day where the diary allows. Say when the van is booked and we work backwards.

Much of the town-centre stock is 1960s and 1970s purpose-built flats with a single small lift and no loading bay, so kit is carried through a communal entrance rather than parked at a front door.

Questions we get asked

The landlord says it was professionally cleaned and it plainly was not. What now?

Photograph everything before you move a single box in, send it to the agent the same day, and get the inventory annotated. Then decide whether to argue or simply get it done, because a clean now also protects you at check-out. Our prices are the same as a move-out clean: £156 for a studio, £207 for a one bedroom.

Can you fit us in between key handover and the removal van?

Usually, and next day where the diary allows it. Tell us when the van is booked and we work backwards from that. A one bedroom flat is a morning. Two bedrooms with the oven takes most of a day, so if the van arrives at two o’clock that is too tight, and we would say so rather than rush it.

Is it cheaper than an end of tenancy clean, since nobody has lived there?

No, the same fixed price, because it is the same specification and the same hours. An empty property that was left dirty takes no less time than one somebody has just moved out of. Where it genuinely is a light job we will say so on the phone and suggest a few hours of ordinary cleaning instead.

Why not wait until our furniture is in?

Because half the surface disappears the moment it arrives. Inside the wardrobes, the floor where the sofa will sit, the edges of every room: those get cleaned once and then not again for years. An empty flat also cleans faster, so you get more actual work done for the same fixed price.
