What to expect

Most tenancy carpets need a traffic-lane recovery rather than a miracle. Old bleach spots and burns are damage, not dirt, and a clerk with an inventory photo from three years ago knows that as well as we do. We clean what cleaning can fix and note the rest.

Questions we get asked

Do we actually have to have the carpets cleaned?

Read the tenancy agreement and the check-in inventory rather than taking the agent’s word for it. What a clerk compares is the state at check-out against the state at check-in, allowing for fair wear. If the carpets were clean when you arrived and are marked now, cleaning them costs less than the deduction usually does.

Why is it cheaper as an add-on?

It is not cheaper per room. A bedroom is still £36 and a living room £43. What you avoid is the £67 minimum charge that applies to one off carpet work, because the crew and the machine are already in the property for the tenancy clean. Booked alone, one bedroom carpet would cost you that minimum.

The carpets have not been touched in three years. What should we expect?

A traffic lane recovery rather than a miracle. The hallway and the strip in front of the sofa come back a long way, and the colour under the furniture tells you how far. Burns, bleach spots and pet damage are damage rather than dirt, and the clerk has the check-in photographs, so they know that too.

Will the carpets be dry before the inspection?

Two to three hours to walk on, dry the same day in a warm empty flat. Carpets go last for exactly that reason, on the way out of the property. If the clerk is coming that same afternoon, say so when you book and we will start early enough. A clean carpet feels slightly cool, and clerks know it.
